Slovak industrial market 2024: Detailed view of rental prices and trends

The year 2024 brought a dynamic development of the Slovak industrial market, which has become a key destination for logistics and warehousing in Central Europe. This article focuses on detailed rental prices, major transactions and planned industrial park developments that are shaping the future of the sector.

Rental prices by region

Industrial space rental prices in Slovakia are influenced by location, quality of space and availability of infrastructure. In 2024, prices were in the following ranges:

  • Bratislava: 4.80-7.50 EUR/sq m/month. The Bratislava region offers premium warehouse space with the highest prices on the market. This location is particularly popular due to its excellent accessibility and proximity to international transport hubs.
  • Trnava: 4.00-5.30 EUR/sq m/month. The Trnava region is a more affordable alternative with high demand for modern logistics solutions.
  • Žilina: 4.50-5.50 EUR/sq m/month. The Žilina region is a strategic location for companies looking for industrial space close to the northern transport corridors.
  • Nitra: 4,50-5,50 EUR/sq m/month. The Nitra region offers a combination of availability and quality of space suitable for both production and storage.
  • Banská Bystrica: 4.70-5.50 EUR/sq m/month. The centre of Slovakia offers good opportunities for companies with distribution needs to several parts of the country.
  • Prešov: 5.00-5.50 EUR/sq m/month. Eastern Slovakia has seen a growing demand for modern warehouse space due to infrastructure development.
  • Košice: 5.50-6.50 EUR/sq m/month. The Košice region is the second most expensive in Slovakia. Its advantageous location on the border with Ukraine increases its attractiveness for international logistics.

The largest rental transactions

The Slovak market has seen several significant transactions:

  • ALZA leased 65,367 sq m in ATL Immoinvest.
  • Lear Corporation occupied 18,454 sq m in Panattoni Park Bratislava North.
  • BIEDRONKA has acquired 30,158 sq m in CTPark Voderady.
  • DE JONG has leased 33,068 sq m in CTPark Prešov North.

These transactions confirm the growing interest in Slovak logistics and warehouse space from large international companies.

Planned development of industrial parks

The Slovak market is still attractive for developers. The largest planned projects include:

  • CTP plans to build more than 1 million sq m of new space. The largest project is CTPark Trnava III with an area of 255,572 sq m.
  • IAD is preparing the Logis One Valaliky project with an area of 229,536 sq m.
  • Other active developers are Panattoni and Mountpark.

The biggest growth is expected in the regions of Trnava, Prešov and Košice.
