Logistics and industry in Slovakia: New opportunities for development

The European industrial and logistics real estate market is experiencing a significant boom, driven by growing demand, investment and changes in global supply chains. Slovakia, as a strategic country in the heart of Europe, plays an important role in this development.

Growth of investment in logistics real estate

In 2024, investment in industrial and logistics real estate in the EMEA (Europe, Middle East and Africa) region will reach EUR 43 billion. This sector has become one of the most attractive for investors. Key European cities such as Paris, Milan and Madrid have seen significant rental growth, while locations with low vacancy rates, such as Frankfurt or Oslo, are showing rental growth. This positive development is also reflected in Slovakia.

Slovakia as a logistics hub

Slovakia is conveniently located at the crossroads of major European transport corridors. Infrastructure development is therefore a priority for the government. The construction of 112 km of new expressways and the modernisation of 39 km of motorways are planned by 2030. Among the most important projects are the R7 expressway and sections of D1 and D3, which support the development of industrial parks.

Bratislava and wider western Slovakia traditionally dominate the industrial property market, with up to 42% of all space located in the Bratislava region. In recent years, however, eastern Slovakia has also been gaining in importance, where investments by the automotive industry (e.g. Volvo) have brought new opportunities for logistics development.

Sustainability and use of brownfield sites

One of the main challenges for developers is the limited availability of land. Therefore, more and more projects are being built on brownfield sites - former industrial areas. This approach not only saves space but also promotes sustainability through energy-efficient solutions such as photovoltaic panels or modern technologies.

The strong demand for logistics real estate together with infrastructure development brings new opportunities for Slovakia. The country is becoming a major player in logistics and warehousing, which supports overall economic growth and regional development.
